[00:01:00] [SPEAKER_01]: Who is our Chief Business Development and Marketing Officer. Hi, Jill. Hi, Dan. How are you doing? I'm doing great. I'm excited for this conversation today. I think it's going to be fun. I do too. And we are also joined by Carrie Charleston. Carrie is our Vice President of Leasing at Mall of America. Carrie, how are you? I'm great. Thank you. And you? I'm doing well. And you're not new to this. You've been on a couple of episodes with us. I have. Always a fun time. And you came back. I did. It's always good when they come back. I know. We love that.
[00:01:28] [SPEAKER_03]: I think she's been here three times now. So she doesn't really have a choice because she's down the hall from us. So we just kind of grab her and grab me.
[00:01:36] [SPEAKER_01]: Yeah, Jill walks in her office, grabs her, says we need you here. But actually, they both have extensive expertise in their areas of focus, which is why we are here today.
[00:01:46] [SPEAKER_01]: One of the amazing things about Mall of America is that since opening 32 years ago, we are home to more than 500 retail stores and attractions and dining.
[00:01:57] [SPEAKER_01]: And we have wonderful new additions every year. And recently, we've had a lot of new additions.
[00:02:03] [SPEAKER_01]: So that's what today's episode is going to focus on is some of the fun new stores and attractions that have opened at Mall of America.
[00:02:10] [SPEAKER_01]: But before we get into that, just for background, Carrie, give us a little bit of your professional background and how you got to here at Mall of America.
[00:02:20] [SPEAKER_05]: Sure. So it'll be 10 years in a couple months that I've been here at Mall of America, which has gone by so fast.
[00:02:26] [SPEAKER_05]: I can't even believe it, actually. But prior to that, I started at a boutique firm about 21 years ago.
[00:02:33] [SPEAKER_05]: They specialized in a lot of restaurants and a lot of big box stores such as like Costco and Kohl's, some other things,
[00:02:39] [SPEAKER_05]: but had a lot of fun with the restaurant deals. And then from there, I went to a full service brokerage house after that,
[00:02:46] [SPEAKER_05]: worked on a landlord portfolio with a lot of brands and retail and restaurants again, and then ended up at Mall of America.
[00:02:53] [SPEAKER_01]: And biggest surprise here in your position at the mall?
[00:02:57] [SPEAKER_05]: Biggest surprise?
[00:02:57] [SPEAKER_01]: Yeah. What surprised you more than anything else?
[00:02:59] [SPEAKER_05]: Oh my gosh. Probably all of the crazy events that we have and how many people actually come out for them because it's absolutely astounding.
[00:03:10] [SPEAKER_05]: How did I know she was going to use the adjective crazy or along with something that surprised you?
[00:03:15] [SPEAKER_05]: Right.
[00:03:15] [SPEAKER_05]: It is. Every day is different, isn't it?
[00:03:17] [SPEAKER_05]: Every day is so different and it's so fun to see and how many people come out for the events that we do have.
[00:03:23] [SPEAKER_05]: And it just makes so many people happy. And I just, you don't ever realize the true gravity of what we do until we have these events and you see what happens to all the fun people that we bring out.
[00:03:32] [SPEAKER_03]: I think it's a great reflection of the diverse tenants that we have and the unique set of consumers that come through our doors every single day and that we create entertainment to just add value to their visit.
[00:03:43] [SPEAKER_03]: And so having that recipe for success really differentiates us in the industry.
[00:03:48] [SPEAKER_03]: And it's been fun to continue to set the bar higher and higher every year.
[00:03:51] [SPEAKER_05]: Never a dull moment here.
[00:03:52] [SPEAKER_05]: Never a dull moment.
[00:03:53] [SPEAKER_01]: It isn't. And it does shock me sometimes when people stop and watch some things that we have at Mall of America.
[00:03:58] [SPEAKER_01]: It's awesome though, right?
[00:04:00] [SPEAKER_01]: It is.
[00:04:00] [SPEAKER_01]: And Jill, just really briefly your background because you actually have spoken to groups nationally, right?
[00:04:06] [SPEAKER_01]: You're a presenter. You're really well known for not only business development, but your expertise in marketing and communications.
[00:04:13] [SPEAKER_01]: Just really briefly highlight kind of your career here at the mall because I'm going to have you talk about that today.
[00:04:19] [SPEAKER_03]: That's great. So I'm a lifer.
[00:04:21] [SPEAKER_03]: I've been here since being an intern in my college days.
[00:04:25] [SPEAKER_03]: And so it's been really fun to watch the evolution of not only our property, but the retail and entertainment industry.
[00:04:30] [SPEAKER_03]: Because I really think that we continue to be a leader in trying new things.
[00:04:34] [SPEAKER_03]: And I think that's the secret to our success is keeping it fresh, whether that's with events, tenants, the brands that we work with, the partners that we bring in.
[00:04:41] [SPEAKER_03]: Because every time somebody walks through our doors, they know that they're going to be surprised and delighted with something new.
[00:04:46] [SPEAKER_03]: And that's what our goal is as a team is to always just delight our guests and to bring something new and exciting.
[00:04:53] [SPEAKER_03]: We're bold. We take risks. We do a lot of fun things.
[00:04:56] [SPEAKER_03]: And that's what keeps a lot of us here for years and years because we're always doing new things and challenging ourselves with exciting new projects.
[00:05:03] [SPEAKER_01]: You know, it's funny because a lot of companies say things like that and it's just kind of jargon.
[00:05:08] [SPEAKER_01]: And we talk about this every day. We talked about this like an hour ago, you and I, right?
[00:05:13] [SPEAKER_01]: This is part of what we do on a daily basis is we want to create those experiences and tell stories and create love moments.
[00:05:20] [SPEAKER_01]: So I appreciate you highlighting that.
[00:05:21] [SPEAKER_03]: And I think it's really fun because the brands that we're going to talk about today, there is something for everyone.
[00:05:26] [SPEAKER_03]: We have such an eclectic mix of brands that we're going to be talking about.
[00:05:30] [SPEAKER_03]: And there's so many new things.
[00:05:31] [SPEAKER_03]: I mean, you walk around the mall and there's just newness everywhere.
[00:05:35] [SPEAKER_03]: And that's what people love because they just don't know what they're going to experience when they're here.
[00:05:39] [SPEAKER_03]: But there really is something for everyone in the list that we're going to go through today.
[00:05:42] [SPEAKER_01]: And it's a wide list today, right?
[00:05:45] [SPEAKER_01]: So before we get to that list really quickly, Carrie, you and your team, how do you get new brands to come to Mall of America?
[00:05:52] [SPEAKER_05]: So it's actually a really fun process.
[00:05:55] [SPEAKER_05]: We do a lot of research for one.
[00:05:57] [SPEAKER_05]: We read about a lot of brands.
[00:05:59] [SPEAKER_05]: We read about the DTC brands.
[00:06:02] [SPEAKER_05]: We travel and we go canvas other properties and see what's opening across the country and even out of the country.
[00:06:08] [SPEAKER_05]: We go to conferences and things like that.
[00:06:11] [SPEAKER_05]: But we really do our homework and we try to bring the most unique brands and first-to-market concepts.
[00:06:16] [SPEAKER_05]: So it's really what we're known, which also really makes us a destination.
[00:06:20] [SPEAKER_05]: So we seek out all of the fun new brands that are out there and we bring them here.
[00:06:26] [SPEAKER_01]: I love that.
[00:06:27] [SPEAKER_01]: And then, Joe, we talked, you alluded to already that we're going to talk about some diverse brands today.
[00:06:32] [SPEAKER_01]: Mall of America has a lot of diversity in terms of brands and categories.
[00:06:36] [SPEAKER_01]: From a marketing and communications perspective, how do you and your team message that?
[00:06:40] [SPEAKER_03]: Oh, we love it.
[00:06:41] [SPEAKER_03]: We love the diversity of brands because it doesn't get tired.
[00:06:44] [SPEAKER_03]: Just like Carrie said, we do a ton of research.
[00:06:46] [SPEAKER_03]: We figure out who's coming in, who their audience is.
[00:06:49] [SPEAKER_03]: As soon as we get the contacts, we start collaborating on who their customer is, what's worked in other markets, what works for us in this market.
[00:06:56] [SPEAKER_03]: And then we find the perfect mix of a marketing strategy that's going to be successful for them.
[00:07:01] [SPEAKER_03]: A lot of times we turn to our social media channels and influencers because that is where so many of our consumers are finding their information.
[00:07:07] [SPEAKER_03]: But there's a different mix for everyone.
[00:07:08] [SPEAKER_03]: But we've found that there's some tried and true practices that we will share with them, especially what works well here, and then build it together.
[00:07:16] [SPEAKER_03]: And it's not just about getting their doors open, but it's sustaining that relationship while they're here at Mall of America.
[00:07:22] [SPEAKER_03]: We want to make sure that they're successful because their success is our success.
[00:07:25] [SPEAKER_03]: We want to make sure that they continue to not only drive the footfall, but also sales and to get the brand exposure that they're going to expect to have here at Mall of America.
[00:07:34] [SPEAKER_01]: That is something I've seen you and your team do so much over the years is build those relationships with our retailers and continue them.
[00:07:41] [SPEAKER_01]: Like you said, it's not about grand opening solely.
[00:07:43] [SPEAKER_01]: It's long term.
[00:07:44] [SPEAKER_03]: Very important because I don't think a lot of other property owners, landlords have the relationships that we do with our tenants.
[00:07:50] [SPEAKER_03]: And it starts from day one, even before that, because while they're going through the lease negotiations, there's a sense of pride and real compassion when we're working with our teams because they are partners.
[00:08:01] [SPEAKER_03]: They're not just tenants.
[00:08:02] [SPEAKER_01]: Yeah, exactly.
[00:08:03] [SPEAKER_01]: Exactly.
[00:08:04] [SPEAKER_01]: I love that.
[00:08:05] [SPEAKER_01]: This is a big building.
[00:08:07] [SPEAKER_01]: There are three and a half floors.
[00:08:09] [SPEAKER_01]: It's a mile, 1.1 miles around, right?
[00:08:11] [SPEAKER_01]: It can be a little overwhelming, but you and your team, Carrie, use a technique.
[00:08:15] [SPEAKER_01]: I refer to it as neighborhooding, putting similar stores kind of in an approximate area of each other.
[00:08:21] [SPEAKER_01]: Is that a strategy you use?
[00:08:23] [SPEAKER_01]: And why do we do that?
[00:08:25] [SPEAKER_03]: Is that a word that you use or is Dan just making things up?
[00:08:27] [SPEAKER_05]: Well, I like the word.
[00:08:28] [SPEAKER_05]: I'm making it up.
[00:08:29] [SPEAKER_05]: I'm making it up.
[00:08:30] [SPEAKER_05]: I absolutely like the word, but we refer to it as merchandise mix.
[00:08:34] [SPEAKER_01]: That sounds better.
[00:08:38] [SPEAKER_05]: We try to be incredibly thoughtful about putting like brands around each other and creating avenues and creating experiences.
[00:08:46] [SPEAKER_05]: The ultimate goal, I think, for us across so many departments is the guest experience.
[00:08:53] [SPEAKER_05]: And that's a big part of why we do what we do.
[00:08:56] [SPEAKER_05]: But we do.
[00:08:57] [SPEAKER_05]: We literally look, we sit down and we look at our map and we look and sometimes we move tenants too to create just the right brand mix within a certain avenue.
[00:09:06] [SPEAKER_05]: And that evolves over time.
[00:09:08] [SPEAKER_05]: That changes over time.
[00:09:09] [SPEAKER_05]: So to Jill's point earlier, there's always something new.
[00:09:12] [SPEAKER_05]: That's part of also what we do is we create different experiences in the mall and we evolve as the world evolves.
[00:09:18] [SPEAKER_01]: I love that.
[00:09:19] [SPEAKER_01]: Does that make your messaging more difficult or easier, do you think, Jill, by grouping brands together?
[00:09:24] [SPEAKER_03]: It depends.
[00:09:25] [SPEAKER_03]: It depends on, you know, throughout the cadence of the year, we're going to have different seasonal opportunities.
[00:09:30] [SPEAKER_03]: There's going to be points when they're open.
[00:09:32] [SPEAKER_03]: But when you're looking at those clusters and that commonality with themes, depending on the time of year, it can become more convenient because you can get more brands into a single message.
[00:09:45] [SPEAKER_03]: But it just depends.
[00:09:47] [SPEAKER_03]: Like when you even look at back to school, there's going to be tenants that have commonalities with their product mix and we're going to cluster them together.
[00:09:53] [SPEAKER_03]: But when you have something with a similar product or service, it's the power of the variety and the choices that you have here.
[00:10:00] [SPEAKER_03]: I love that.
[00:10:02] [SPEAKER_03]: It's fun.
[00:10:02] [SPEAKER_01]: You spoke earlier about we're not just here for the grand opening.
[00:10:06] [SPEAKER_01]: We have this long-term relationship.
[00:10:08] [SPEAKER_01]: But I want to talk about grand openings, if that's all right.
[00:10:11] [SPEAKER_01]: We've had a bunch of them here, right?
[00:10:13] [SPEAKER_01]: And I know there's some stories behind there.
[00:10:14] [SPEAKER_01]: I would love for each of you just to share a story about a brand or a store that opened here and maybe what happened and how that went.
[00:10:21] [SPEAKER_01]: And Carrie?
[00:10:22] [SPEAKER_05]: Oh, there's so many stores that have recently opened.
[00:10:24] [SPEAKER_05]: Let me choose one here.
[00:10:26] [SPEAKER_05]: How about Edicted on Level 2 West?
[00:10:30] [SPEAKER_05]: Edicted is a brand that went viral on TikTok.
[00:10:33] [SPEAKER_05]: Yep.
[00:10:34] [SPEAKER_05]: And they came to Mall of America because so many other national brands said our best store is at Mall of America.
[00:10:40] [SPEAKER_05]: You've got to go to Mall of America.
[00:10:41] [SPEAKER_05]: He had never been here, didn't really know where Minnesota was, L.A. guy.
[00:10:46] [SPEAKER_05]: I love it.
[00:10:46] [SPEAKER_05]: Anyway, he brings the brand here.
[00:10:48] [SPEAKER_05]: We get the store open.
[00:10:49] [SPEAKER_05]: And the brand is really all about the Gen Z.
[00:10:54] [SPEAKER_05]: It's the trend seekers.
[00:10:55] [SPEAKER_05]: It's the social media influencers.
[00:10:59] [SPEAKER_05]: And anyway, they opened their store.
[00:11:01] [SPEAKER_05]: And I can't even tell you how many people showed up for the opening.
[00:11:05] [SPEAKER_05]: It was just hundreds and hundreds and hundreds of people came out for the opening.
[00:11:08] [SPEAKER_05]: And within 15 days, just astronomical numbers.
[00:11:12] [SPEAKER_01]: It is one of our new stores, and it's so much fun when we have large crowds.
[00:11:16] [SPEAKER_01]: I remember once a really large crowd that came.
[00:11:21] [SPEAKER_01]: You want to talk about that one really briefly?
[00:11:22] [SPEAKER_01]: Yeah, that one was...
[00:11:23] [SPEAKER_01]: Do you know what I'm talking about?
[00:11:24] [SPEAKER_01]: I do.
[00:11:24] [SPEAKER_05]: I do.
[00:11:25] [SPEAKER_01]: What is it?
[00:11:26] [SPEAKER_01]: What's the brand?
[00:11:27] [SPEAKER_05]: The brand is Carlos Bakery.
[00:11:29] [SPEAKER_01]: And what happened when they opened?
[00:11:30] [SPEAKER_05]: So Carlos Bakery opened.
[00:11:32] [SPEAKER_05]: Buddy Valestro and his family all came out for the opening.
[00:11:35] [SPEAKER_05]: They were here for probably about three or four days.
[00:11:39] [SPEAKER_05]: They did everything Mall of America.
[00:11:41] [SPEAKER_05]: They went on the rides.
[00:11:42] [SPEAKER_05]: They went to Sea Life.
[00:11:43] [SPEAKER_05]: They literally just had so much fun over three days.
[00:11:46] [SPEAKER_05]: And I told you, I know I told you this, I was like, thousands of people are going to come out for this.
[00:11:51] [SPEAKER_01]: What did I say?
[00:11:53] [SPEAKER_05]: Probably not.
[00:11:56] [SPEAKER_05]: Literally, I think it was 13,000 people showed up for the opening.
[00:12:00] [SPEAKER_05]: I couldn't believe it.
[00:12:02] [SPEAKER_05]: I mean, I think the line even went outside for the lineup for people to get here.
[00:12:06] [SPEAKER_05]: And, you know, that was so incredible for us to see.
[00:12:10] [SPEAKER_05]: But we impacted their family.
[00:12:12] [SPEAKER_05]: I mean, they couldn't believe it.
[00:12:13] [SPEAKER_05]: And they were so thrilled and so proud.
[00:12:15] [SPEAKER_05]: It was such a fun opening.
[00:12:16] [SPEAKER_05]: And I think he stayed literally all day.
[00:12:19] [SPEAKER_05]: He was signing the photos of people getting pictures.
[00:12:21] [SPEAKER_05]: And I think he had to leave at some point, right?
[00:12:24] [SPEAKER_05]: And unfortunately, there were some people because his goal was, I'm going to get a picture with everyone who stood in line to see me.
[00:12:31] [SPEAKER_05]: Yeah.
[00:12:32] [SPEAKER_01]: So please note when I say this, I'll never say this again, I was wrong.
[00:12:37] [SPEAKER_03]: That doesn't happen often.
[00:12:38] [SPEAKER_03]: I like that you were wrong in this case.
[00:12:40] [SPEAKER_03]: Now we have it on record.
[00:12:42] [SPEAKER_01]: Jill, do you have an example of a grand opening that was kind of fun here?
[00:12:44] [SPEAKER_03]: I do.
[00:12:45] [SPEAKER_03]: And, you know, when I think back to all the amazing experiences we've had with our tenants, so many times it's because they have a special personality that comes in to help launch their brand.
[00:12:56] [SPEAKER_03]: Something that helps get that media buzz early on.
[00:12:59] [SPEAKER_03]: So we're always encouraging the tenants to do something like that, whether it's bringing in a celebrity, bringing in a founder, some sort of hook.
[00:13:08] [SPEAKER_03]: Otherwise, they also love to do major giveaways, like for the first hundred or first 500 people.
[00:13:13] [SPEAKER_03]: And that's always a nice hook as well.
[00:13:15] [SPEAKER_03]: But the one that is fairly recent is Toys R Us.
[00:13:18] [SPEAKER_03]: And I think what I loved about that was the fact that, you know, their personality was Jeffrey, the giraffe that everybody loves.
[00:13:25] [SPEAKER_03]: But it was the nostalgia of having a brand that so many people grew up with.
[00:13:30] [SPEAKER_03]: And it was this generational connection where parents were excited to celebrate with their kids because they had that experience when they were young.
[00:13:39] [SPEAKER_03]: And to be able to have kind of that traditional toy store and having those.
[00:13:43] [SPEAKER_03]: It was very cool to just see that engagement with the families and the excitement because they also had super long line.
[00:13:50] [SPEAKER_03]: People were excited.
[00:13:51] [SPEAKER_03]: It was ripe for the holidays.
[00:13:52] [SPEAKER_03]: It was great timing.
[00:13:53] [SPEAKER_03]: And it was a perfect connection because we had Toys for Tots that we were starting with our donations for Toys for Tots being the headquarters.
[00:14:01] [SPEAKER_03]: And they were adjacent to each other.
[00:14:03] [SPEAKER_03]: It was just such a nice synergy.
[00:14:04] [SPEAKER_03]: And time of the year just brought magic to families.
[00:14:07] [SPEAKER_01]: And it was fun to see them come back.
[00:14:09] [SPEAKER_05]: It was fun to see them.
[00:14:09] [SPEAKER_05]: And I was there for it, too.
[00:14:11] [SPEAKER_05]: And what was more fun is I think some of the parents were more excited than the kids.
[00:14:16] [SPEAKER_05]: They were because it brought back those childhood memories.
[00:14:19] [SPEAKER_05]: Absolutely.
[00:14:19] [SPEAKER_05]: It's what they did, right?
[00:14:20] [SPEAKER_05]: Yeah.
[00:14:21] [SPEAKER_05]: It was super fun.
[00:14:21] [SPEAKER_01]: I love it.
[00:14:22] [SPEAKER_01]: We're going to go into our new tenants and broken them down into three different categories.
[00:14:26] [SPEAKER_01]: We're going to cover them.
[00:14:27] [SPEAKER_01]: One is kind of fun treats.
[00:14:28] [SPEAKER_01]: The next one is going to be clothing.
[00:14:30] [SPEAKER_01]: And then attractions and jewelry.
[00:14:32] [SPEAKER_01]: So we're going to start with fun treats.
[00:14:33] [SPEAKER_01]: And but before we start, we have some samples in front of us.
[00:14:37] [SPEAKER_01]: For those who are watching, you'll see this.
